Throughout the rewrite, the Town will provide opportunities for the community to learn about proposed changes, ask questions, identify concerns, review draft materials, and provide feedback. Specific meeting dates and participation opportunities will be announced as the project progresses.
Alpine Forward has three primary goals:
- Modernize: Update regulations to reflect current development patterns, community needs, and modern planning practices.
- Align: Bring the LUDC into alignment with the goals and policies of Alpine’s new Master Plan.
- Clarify: Make the Code and its development review and permitting procedures clearer, more consistent, and easier to use.
The LUDC addresses topics such as zoning, permitted land uses, setbacks, subdivisions, signs, parking, landscaping, development review, and other standards affecting residential and commercial development.
Alpine Forward is the Town of Alpine’s comprehensive rewrite of its Land Use and Development Code. The project will modernize the Town’s development regulations, align them with the new Master Plan, and make the Code clearer, more consistent, and easier to use.
The Master Plan establishes the community’s long-term vision and policy direction. The LUDC contains many of the regulations and procedures used to help put that vision into action.
The Land Use and Development Code, commonly called the LUDC, contains the regulations governing how land may be used and developed within the Town of Alpine.
Everyone with an interest in Alpine’s future is encouraged to participate, including residents, renters, property owners, business owners, developers, community organizations, Town officials, and people who work in or care about Alpine.
The LUDC helps shape what Alpine looks and feels like. It can influence what may be built near your home, how businesses and neighborhoods develop, available housing types, signs, parking, open space, property development, and how new development proposals are reviewed.
Alpine has grown and changed, and its development regulations need to keep pace. The rewrite will address gaps, inconsistencies, unclear provisions, and administrative challenges within the existing Code.
